How it works

Most of the construction industry keeps its process and payment model close to the chest. We do the opposite. Here is exactly how a project runs with us — numbers included.

  1. 1

    Tell us about the project

You fill in the project form. We reply within two business days, and if the project fits our model we arrange a short call.

  2. 2

    Call and site visit

We clarify the project, budget band and decision-makers. Then we survey the home with a fixed checklist: measurements, installations, access, visible risks.

  3. 3

Binding package offer — before you pay for anything

Based on the survey you receive a binding offer for your package: scope, assumptions, exclusions, timeline and payment stages. The offer is valid for 14 calendar days. If you keep the package, scope and assumptions unchanged, the price stands.

  4. 4

    Ordering: signature + 20%

You order with a digital signature and a 20% payment — the price of the design stage, not a loose deposit. You have a 14-day right of withdrawal: cancel before design starts and the full amount is refunded.

  5. 5

The design stage confirms the package

Two design proposals and one consolidating revision are included. You choose products from our catalogue with one all-inclusive price per option — VAT, delivery and installation included. Additional design rounds cost 1% of the package price per round.

  6. 6

    Construction Confirmation + 40%

The design stage ends with a construction confirmation: final design, final price, final programme. If nothing material changed, the original price stands. You then pay 40%, and we order materials and reserve subcontractor capacity.

  7. 7

    Controlled construction

Construction typically starts about three months after confirmation — because we only start once the design is approved, materials are ordered and the programme is under control. After demolition we run an open-site inspection before work continues.

  8. 8

    Handover: 35% + 5%

At handover we walk through the project together and you pay 35%. The final 5% is paid only once any listed defects are documented as corrected.

The payment model

Four fixed stages. No hidden interim bills, no prepaying the whole project.

StagePaymentWhat it covers
Ordering 20% Design and project preparation (refunded on withdrawal before design starts)
Construction confirmation 40% Procurement of materials and capacity reservation
Handover 35% Substantial completion
Defect close-out 5% Paid once documented defects are corrected — minus any unused contingency

Unforeseen conditions — 5% fully reconciled

The confirmed construction price includes a 5% contingency for unforeseen conditions — what only becomes visible after demolition: hidden leaks, defective substrate, unsafe installations, moisture or structural problems. If used, every item is documented with photos and a description. If unused — fully or partly — the remainder is credited krone for krone against your final payment. You never pay for a buffer that was not used. Anything beyond the contingency requires a separate digital change order, and your own upgrades are always separate change orders.

Why publish this?

Because ambiguity costs more than openness. When the process, payment stages and risk rules are agreed up front, the conflicts renovations are infamous for disappear. You know what you said yes to — and what you did not. And we control cost with a better process — planning, packages, structured procurement — never by lowering the quality of labour or materials.
